INVESTMENT OPPORTUNITY
REAL JUNGLE RESORT

The new project will be a real jungle resort (there are no real jungle resorts in Belize - they name "jungle resort" but clear all jungle then).
There will be 3 different types of accommodation: Cabanas at a low price and close to the river with a small swimming pool and a snack bar (so that these people who might not want to afford to eat in the restaurant could get snacks - some Central American, some panini, some small others). The cabanas could be ran separately if necessary - totally independent from the rest. Some of the cabanas will have a second, smaller room with connecting door - we call it family-cabanas.

Some distance away from the cabanas, maybe past one of the hills, there will be a hotel part with 12 hotel rooms (2 storeys) around a very nice restaurant, part of the restaurant open-air and covered with huge umbrellas and underneath the Belizean sky at night - a little stream going through the restaurant, real trees, bushes, flowers in the restaurant, and the hotel part will be like an "U" around the restaurant, with maybe a wooden porch around the hotel part and some tables already on the porch of the lower units. Very nice cuisine - our imagination is one of the best restaurants on the mainland - with lots of Central American specialties, some Mediterranean, nice BBQ facility, wooden oven and an open kitchen ready to prepare the food in front of the guests' eyes. We're going to offer a 6-course-dinner each night and people who do not want the dinner but have the meal plan could make a choice for 3 courses from the menu. Breakfast buffet and light lunch with many salad options, steak and salad, fish and salad etc. The hotel rooms will be prepared to have a central cooling - not like air condition but cool the rooms down for approximately 10 to 12 degree Fahrenheit and cooled down with thermo energy (se below) and there will be a ceiling fan in each hotel room.

The third level of accommodation will be a villa with 3 bedrooms and a living room - each bedroom can be locked separately so that it could be used as a hotel room if the villa is not sold and all bedrooms have a separate bath rooms. The villa will be sample for 10 to 15 more villas to come and to be sold to private owners who want a private villa with access to the resort facilities.

There will be a swimming pool betwen the hotel and the SPA! Yes, we're going to create a SPA with massage room, sauna (for cooler Belizean winter nights), jacuzzi, an exercise room and a juice bar with relaxing area behind the building (for sauna users) and a terrace towards the swimming pool.
Most of the jungle will not be cleared! There will be 2 yurts close to the hotel - one of them a library yurt with hard wood floor and hundreds of cushions on this floor to lay down and just read and relax - and the second yurt as a communication yurt with Internet, flat screen and DVD player with a choice of worthful movies - no crab, no cheap comedy, no TV!
Through the jungle we're going to create a natural exercise trail with outdoor exercise facilities - some of the natural, some of them purchased.
A lot of leisure facilities will be part of the daily life: a tennis court, a climbing all, maybe a zip line, one or 2 big chess boards in the middle of nature with huge horses, towers etc to move with both hands, huge backgammon, maybe shuffle board, maybe archery facility - intelligent leisure facilities, a big playground for adults and a playground for kids too. Petanque, Darts, Cricket, .....

The resort will be self sufficient in power. There will be at least 20kw solar power panels and a 10kw wind mill - maybe we're going to start to use thermo energy - this could wait some time and could be a reason to get new magazine journalists into the place after 2 years. Within 2 years I also wanted to start a new style of cabanas - rammed earth and this would get more magazines into the place.

There will be a new style of staff house - revolutionary for Belize: A concrete building with concrete rooms, a nice place to watch DVDs and a small kitchen, 2 people in charge of cleanliness each week to keep the place nice and clean, some leisure for staff and the rooms are going to be bigger than usually so that girls who already have kids will be able to keep the kids with them, kids-care for the staff will be available.

A new and revolutionary way of excursions will be implemented (as I think that excursions - like many othet things - are far too over-priced in Belize). We give the people a schedule of fix excursions - like for example Tuesdays and Fridays we're going to Tikal. Then we're collecting all guests for the 2 dates and are going to offer these excursions for less than US$100  - make our own trips and have benefit with a certain number of guests in the van. Same with caves, other ruins, canoeing etc. In addition we offer hikes within the resort - "creatures of the night" or "medical plants".
There will be yoga (paid upon request) in the resort with a daily early exercise of the "5 Tibetan rites" for everyone and for free.
There's a US$85,000  marketing budget and the marketing expenses for the following years will be 10% of profit.

In 2009 we're going to apply for the title "resort of the year" and I'm sure we have a good chance to get this title!

The investment is planned for 5 years.
We request an investment of US$500k  and part of this investment will be refunded (US$25k  every year for 5 years) so that in the real investment in the end will be not more than US$375k .
